Room schedule, written scope and early coordination with building management
Renovation & Contracting
Turnkey Renovation
One responsible team and one written scope, from survey to handover.

When do you need this?
In a full renovation most problems come not from the workmanship but from the gaps between trades: who closes up what the plumber left open, and at what level the tiling finishes. We bring every item of work, from survey to handover, into one written scope and room schedule, settle design and material decisions before work begins, and run each stage from strip-out to final clean through one responsible team.
- Work split across separate trades, leaving nobody responsible for the gaps
- Material decisions changing after work starts, so finished work is ripped out
- Old pipework and wiring left in place beneath new finishes
- No clear starting point with building management, neighbours and debris removal
- No record at handover of what was done and what is hidden in the walls

FAQ
Questions about this service
What does a turnkey scope include?
The scope is set in writing after the survey, through the room schedule; typical items are strip-out, plumbing and electrics, screed and surfaces, joinery, kitchen, bathroom, painting and the final clean. Anything not on the schedule is not treated as included, and any later additions are written into the scope and put to you for approval before they are carried out.
Can I have only some of the work done rather than the whole home?
Yes. The turnkey service is for those who want all the work run under one scope with one responsible party. If you only need a specific job, such as a bathroom, electrics or flooring, you can open a separate request from the relevant service page.
Is permission from the building management needed?
In many buildings noisy work, use of the lift and debris removal are subject to rules set by the building management, and some work may need its approval. We list these points together at survey and plan the work around them. Structural elements such as columns, beams and shear walls are not touched without a proper engineering assessment and the necessary approvals.
