Survey with quantity take-off and an itemised written scope
Renovation & Contracting
Contracting Works
Contract-based renovation for multiple units, common areas and commercial spaces.

When do you need this?
As a scope grows, running a renovation well becomes as much a matter of documents and discipline as of workmanship: if it is not written down who does what, in what order and in what quantity, the job soon slips out of control. For several flats in one building, common areas such as entrances and stairwells, or shop and office fit-outs, we work to a written scope with itemised quantities, a works programme with milestones and coordination under one responsible party, moving on only once each stage has been inspected and approved.
- Several flats in one building that need renewing to the same standard
- A worn entrance and stairwell that residents still have to use
- A shop or office refurbishment that must be programmed around opening and operating plans
- Unclear responsibilities and work order between different subcontractors
- Scope and cost drifting because changes are agreed only verbally

FAQ
Questions about this service
Can residents keep using the common areas during the work?
In most cases, yes. We divide the work into sections, keep access routes open and protected, and carry out noisy and dusty work at times agreed with the building management. Work in common areas does not start without the approval of the building management or the flat owners.
What happens if we want to change the scope during the work?
The change request is first recorded in writing, then put to you for approval with its effect on the programme, quantities and price set out. No change is carried out until it is approved, so at handover the work done matches the written scope.
Can a wall be removed or the frontage altered in a shop or office?
For non-load-bearing partitions it is possible, with the approval of the building management and the property owner. Structural elements such as columns, beams and shear walls are not touched without a proper engineering assessment and the necessary approvals, and matters such as the frontage or signage may need permits from the relevant authorities; these items are listed separately in the scope.
