Finishing Works

Surfaces, doors, skirting and final touches once the rough works are done.

When do you need this?

Finishing is the most visible stage of a renovation and the easiest to damage: a freshly painted wall can be scuffed by the ladder of a team that arrives afterwards. After the rough works, or in new and unfinished units, we tie surface preparation, fitting and touch-ups into a clear sequence, protect finished surfaces, and carry out the final check under raking light against a snagging list.

  • Rough works finished, yet the flat is still not ready to live in
  • Waves and sanding marks showing on painted walls when light hits them
  • Gaps and misalignment at skirting, door frames and architraves
  • Later trades scratching and marking finished surfaces
  • Untidy sealant lines, with socket plates and light fittings still missing

What this covers

Skim coat, sanding, priming and painting

02

Skirting, door frames, interior doors, architraves and trims

03

Silicone and sealant work

04

Switch plates, socket covers and light fittings, fitted with the electrician

05

Touch-ups and surface checks under raking light

06

Protection of finished surfaces and a snagging list

THE PROCESS

How the work runs

  1. Open a request with photos of the current state and the completed rough works

  2. On-site survey of surface flatness, moisture, frame dimensions and missing fittings

  3. Written scope covering work items, materials and the order of trades

  4. Delivery after approval, with finished surfaces protected from later work

  5. Raking-light inspection, snagging list closed out, then handover

When can finishing works start?

Once the plumbing and electrical runs are closed in and tested, and plaster and screed have dried sufficiently. Paint applied to a damp surface can blister, so we check surface moisture at survey and build any waiting time into the programme where needed.

Why are surfaces checked under raking light?

Diffuse light from the ceiling hides small waves and sanding marks, while light directed across the surface from the side reveals them. Carrying out this check before the final coat means touch-ups are made at the right moment, and the same flaw does not appear later in daylight.

How is the order agreed with the electrician and other trades?

The general rule is to leave until last anything that later work could damage: switch and socket plates, light fittings and silicone usually go in after the final coat of paint. We set this order out in writing in the scope and protect finished floors and surfaces with sheeting and tape.
